the terms, defined
Short definitions of the words used in building automation, regulation and this site.
- Building automation and control systemBACS
- All products, software and engineering services for automatic control, monitoring and optimisation of a building's technical systems — heating, cooling, ventilation, hot water, lighting and more. Defined in the EPBD; mandatory in larger non-residential buildings.
- Building management systemBMS
- The software layer of a BACS where people monitor, adjust, schedule and analyse the building. Bisly's BMS is bisly.cloud.
- Building energy management systemBEMS
- A system focused on measuring, analysing and optimising a building's energy use; often part of the BMS.
- Technical building managementTBM
- Monitoring, fault detection, reporting and optimisation functions above basic control; part of classes A and B in EN ISO 52120-1.
- EN ISO 52120-1
- European and international standard that classifies BACS by their impact on energy performance into classes A (high performance) to D (non-efficient). Replaced EN 15232-1 in 2022.
- Energy Performance of Buildings DirectiveEPBD
- EU Directive (EU) 2024/1275. Sets energy performance requirements for buildings, including the BACS duty in Article 13 and the Smart Readiness Indicator in Article 15. Transposition deadline 29 May 2026.
- Energy Efficiency DirectiveEED
- EU Directive (EU) 2023/1791. Includes metering and billing rules for heating and hot water, and energy audits and management systems for large energy users.
- Effective rated output
- The maximum output of a building's heating, air-conditioning or combined ventilation system, in kW. The EPBD BACS duty uses thresholds of 290 kW and 70 kW.
- Smart Readiness IndicatorSRI
- An EU rating of a building's ability to adapt its operation to occupants and the grid. Assesses nine domains; to become mandatory for non-residential buildings above 290 kW.
- Zero-emission buildingZEB
- Under the EPBD, a building with very high energy performance, no on-site fossil emissions and very low energy demand. Required for new buildings from 2030 (public from 2028).
- Indoor environmental qualityIEQ
- The conditions inside a building that affect health and comfort: temperature, humidity, air quality (CO₂, VOC), light and acoustics. BACS must monitor it under EPBD Article 13(10)(d).
- Digital twin
- A data model of the building — floors, rooms, devices, wiring and logic — used to price, configure, install and operate the system. In Bisly, the same twin runs from the offer to daily operation.
- Configured, not programmed
- Bisly's approach: every function is a setting in the digital twin, so no controller code is written for a project. Reduces engineering hours and handover defects.
- Hydronic balancing
- Adjusting a water-based heating or cooling system so each radiator or circuit receives the right flow. Combined with room control, field studies show about 21% savings.
- Demand-controlled ventilation
- Ventilation that adapts airflow to measured CO₂, humidity or occupancy instead of running at a fixed rate.
- Wi-SUN
- Wireless Smart Utility Network: an IEEE 802.15.4g-based sub-GHz mesh standard with frequency hopping and IPv6, used by utilities for smart meters. Bisly Wireless uses it as the building backbone.
- Thread
- A low-power IPv6 mesh network for devices in a room or zone. Matter devices run over Thread.
- Matter
- An open smart-home and building device standard backed by Apple, Google, Amazon and Samsung, so certified devices from many brands work together.
- DALI-2
- Digital Addressable Lighting Interface, version 2: the standard for controlling lighting drivers, sensors and push buttons on one bus. DT6/DT8 cover dimming and colour.
- M-Bus / wireless M-Bus (OMS)
- Meter-Bus: the European standard (EN 13757) for reading heat, water, gas and electricity meters, wired or wireless. OMS is the open specification for wireless M-Bus.
- Modbus
- A widely used industrial protocol for connecting plant controllers, over serial lines (RTU) or Ethernet (TCP).
- BACnet/IP
- The building-automation data protocol of ISO 16484-5, over IP networks. Bisly acts as BACnet/IP server and client.
- KNX
- A wired building-control standard common in Europe. Bisly integrates KNX installations through a KNX/IP gateway.
- GTB / GTC
- French: gestion technique du bâtiment / gestion technique centralisée — building automation and its central management. German: Gebäudeautomation (GA) and Gebäudeleittechnik (GLT).
