Platform

one platform for everything a building does

Heating, cooling, ventilation, lighting, shading, access, metering and alarms — one system, one BMS, one supplier responsible. Bisly hardware and software, configured in a digital twin and run from bisly.cloud.

What it controls

Every building function, per unit and for common areas

Illustration of human-centric lighting: tunable white follows the natural day, warm and low in the evening, bright and cool around midday. Bisly developed its human-centric lighting control with TalTech.

Presence and lux sensors measure the light in every zone; the controller compares it with the required level and sets the dimmers, so daylight comes first and the luminaires add only what is missing. Scenes set a room for work, meetings, presentations, dinner or cleaning. Tunable white follows the natural day — brighter and cooler in the morning, warmer and lower in the evening — to support the circadian rhythm, mood and sleep. Bisly developed its human-centric lighting control with TalTech.

  • DALI-2 on the same system as heating and ventilation: DALI Bridge 2 with 64 drivers per line, colour and tunable white (DT6/DT8), Presence Sensor with lux measurement
  • Matter lights and wall switches where there are no control cables (Bisly Wireless)
  • Scenes from the wall panel, the app, a push button or the schedule
  • Savings by space: open office 7–36 %, office rooms 10–70 %, meeting rooms 22–64 %, classrooms 14–76 %, toilets 33–90 % (Bisly figures)
  • Average savings in an LBNL meta-analysis: 24 % from occupancy control, 28 % from daylighting, 38 % from combined strategies (Williams et al., 2012)
  • Supports WELL v2 feature L03 Circadian Lighting Design and BREEAM Hea 01 Visual comfort

Digital twin

Configured, not programmed

Labour is 50–75% of a conventional controls project (NREL/JISEA, 2022). Bisly removes that part: every function is a configuration choice in the digital twin, so no controller code is written for any site.

  1. 01Sell: the Sales Configurator builds floors, rooms and functions.
  2. 02Win: quote and bill of materials per room and per panel.
  3. 03Generate: wiring, panel configuration and logic, pre-configured and factory-tested.
  4. 04Install: the Installer App — room first, device second, no laptop at the panel; automated documentation.
  5. 05Operate: the twin stays live in the BMS and becomes the template for the next building.

What the facility manager finds where

bisly.cloud runs in any browser, with a mobile app for alerts and overrides. One login covers a whole portfolio.

  1. 01

    Rooms and spaces

Floor plans with live temperature, CO₂ and humidity per room, coloured by state, with alarm badges. The room behind a complaint is found in seconds.

  2. 02

    Equipment

Live schematics of substations, heat pumps and AHUs; setpoints, modes and heating curves edited on the schematic.

  3. 03

    Meters

Electricity, heat, water and gas per meter, virtual meters, day/night split, tenant allocation; PDF, CSV and Excel.

  4. 04

    Alarms

Priorities, delays, comments, SMS and e-mail; silent sensors and stuck actuators detected automatically.

  5. 05

    Schedules and automations

Per AHU, lighting group, room or tenancy, with a holiday calendar and every run on a timeline.

  6. 06

    Trends

1-minute data for 30 days, 15-minute for a year, hourly for five years; Excel export.

  7. 07

    Adam, the AI assistant

Explains sensor drift, stuck actuators and short cycling in plain language; ranks a portfolio by energy, indoor air and alarms.

Architecture and security

Local control first, cloud second

Runs on site

The Bisly Server keeps logic, schedules and alarms running during an internet outage. Plant rooms can run autonomously on the Mini Server.

Isolated network

A dedicated automation LAN with pre-configured router and PoE switches, one outbound HTTPS uplink, per-port status in the BMS.

Open interfaces

BACnet/IP server for third-party head-ends, documented REST API with tokens per integration, published register maps.

What it saves

Savings compound only when the full stack is installed

A thermostat alone saves little. Room control, hydronic balancing and plant optimisation together are where the 20%+ comes from.

  1. Smart radiator thermostat on its own

    ~3%

  2. Room-level control across the building

  3. Room control plus hydronic balancing

  4. Plus forecast-based plant control

Questions

Platform questions

Does Bisly support daylight harvesting and human-centric (circadian) lighting?

Yes. DALI-2 Presence Sensors measure the lux level per zone and the luminaires dim to hold the required level with daylight first. Tunable white (DALI-2 DT8) follows the natural day for the circadian rhythm; Bisly developed this human-centric lighting control with TalTech. Scenes run from the wall panel, the app, push buttons or schedules, on the same system as heating and ventilation.

What is the difference between BACS and BMS?

BACS (building automation and control system) is the whole system of controllers, sensors, actuators and logic that runs the building. The BMS (building management system) is the software layer where people monitor and adjust it. Bisly supplies both, from one vendor.

What happens if the internet connection fails?

The building keeps running. Logic, schedules and alarms run on the on-site Bisly Server; the cloud is used for remote access, data history and portfolio views.

Who owns the data?

The building owner. Data is available through the BMS exports, the BACnet/IP server and a documented REST API, so it can feed property-management, ESG or energy platforms.

Can residents use their own smart-home devices?

Matter-certified devices can join the system, and residents control climate, light, blinds, access and scenes through the Bisly app or wall panels.
