For residential developers
apartment buildings people love to live in
Climate in every room, the door opened from the phone, the parcel waiting in its locker, the sauna warm at seven, the car charged by morning. One platform for every apartment and every shared space — premium for the buyer, economical for the developer.

What residents get
Walk through the building
Scroll the story — the building shows each function where it lives. Every function is a configuration choice in the digital twin, so you pick what fits the project and its budget.
- 01
Climate in every room
Heating, cooling and ventilation per room, from a 3.5" glass-touch controller, the 10.1" wall panel or the app. Rooms set back when nobody is home.
- 02
Light that follows the day
Every light dimmable and grouped into scenes — arriving, dinner, cinema, night — with tunable white that is bright and cool by day and warm in the evening, for the circadian rhythm. Corridors, stairs and the garage switch on presence and dim with daylight. DALI-2 or Matter; existing switches stay as inputs.
- 03
Door, intercom and guests
Video intercom on the wall panel and the phone, guest codes with time limits, the lift called to the right floor. Access rights per apartment, managed centrally.
- 04
Garage: the plate opens the door, the lift comes down
A number-plate camera recognises the resident's car and opens the garage door. At the same moment the lift nearest to that resident's parking space is called down to the garage level, so it is waiting when they step out of the car. Visitors get time-limited access; the lift joins through the lift maker's interface (for example KONE).
- 05
Parcel lockers
Lockers in the lobby join the same access system and app: the courier delivers, the resident gets a notification and opens the box from the phone. Connected through the locker's open interface.
- 06
Sauna and shared spaces
Residents book the shared sauna, guest room or laundry in the app; the sauna heats for the booked slot and switches off after it.
- 07
EV charging with load management
AMP X VOLT chargers on the same platform share the building's connection: every car charged by morning without upgrading the grid connection.
- 08
Metering per apartment
Heat, water and electricity read remotely per apartment, monthly consumption information and billing-ready exports — the EED rules for 2027 built in.
- 09
Solar and the energy price
Rooftop solar, day-ahead prices and storage feed one energy strategy: charge and heat when energy is cheap and clean.
One app, every apartment
The premium experience your buyers notice
Living room
21.5°
Heating to 22° by 18:30, set back while you are out.
The same experience in a penthouse and in a studio: the app and the wall panel work with or without each other, and residents keep the brands they like — Matter-certified devices join the system.
- Scenes for leaving, arriving, sleeping — one tap or automatic
- Video intercom, guest access and lift on the phone
- Booking for sauna, guest room, laundry and parking
- Consumption per apartment, month by month
- Leak and window alerts with the room named

What the developer gets
Premium spec, lower cost, fewer defects
In a conventional automation project, hardware is about a fifth of the bill; the rest is engineering and site time. Bisly is configured in a digital twin instead of programmed, which removes most of that cost.
01
A better product to sell
A smart apartment with a premium interface, shared-space booking and EV charging — a sales argument from the show flat onwards.
02
30–40 % lower cost
Lower cost of acquisition than conventional automation; a 200-apartment project came in 51 % below a KNX / Loxone specification (Bisly figures).
03
Fewer defects at handover
Every device is pre-configured and factory-tested, scanned into its room on site and reports in before the electrician leaves. Handover documents are generated.
04
Compliant from day one
Smart-ready functions the EPBD asks of new residential buildings, remote-readable metering for the EED, data for LENOZ.

Financing
Banks love buildings that measure themselves
Banks now have to disclose the energy performance of the buildings they finance and manage ESG risks in lending. Metered data from day one gives your lender PCAF data quality score 1 and evidence for EU Taxonomy activities 7.1 and 7.5 — a stronger file for a green loan, and for your buyers' green mortgages.
- 01Green or sustainability-linked loan for the project
- 02Green mortgages for buyers, where banks offer them
- 03Taxonomy, PCAF and energy-performance data exported for the bank
Affordable and social housing
The premium system pays back fastest where budgets are tight
Where heating bills weigh most on a household, every saved kilowatt-hour counts twice. Room-level control saves about 10 % in field studies, about 21 % with hydronic balancing; a renovated 40-flat building on Bisly paid back in 3.1 years.
